Privacy Policy — Mortgage Nerd Academy

1. Introduction

This Privacy Policy explains how Mortgage Nerd Academy, operated by Nerd Group LLC ("we," "us," "our"), collects, uses, shares, and protects personal information when you visit mortgagenerdacademy.com, subscribe to our free "Nerd News" email, or use our membership Services (together, the "Services").

By using the Services, you agree to this Policy. If you do not agree, please do not use the Services.

2. Information We Collect

Information you give us:

Information we collect automatically:

We do not intentionally collect special or sensitive categories of personal information, and you should not enter borrower or third-party personal information into the Services (including AI tools).

3. How We Use Information

We use personal information to:

4. How We Share Information (Service Providers / Sub-Processors)

We do not sell personal information for money. We do share personal information with Meta via an advertising pixel for cross-context behavioral advertising, which some state privacy laws (including Texas's) treat as "sharing" or "selling." You can opt out as described in Section 7.

We also share personal information with the service providers that make the Services work, each of which processes it on our behalf or under its own terms for the stated purpose:

Cookiebot (Usercentrics)Cookie/consent banner and consent-preference managementConsent choices, IP/approximate location (to apply the right rules), cookie/device identifiers

We may also disclose information: to comply with law or valid legal process; to protect our rights, safety, or property or that of others; and in connection with a merger, acquisition, or sale of assets (with notice as required).

About Nerd CHAT. When you use Nerd CHAT, your inputs are sent to our AI provider (Anthropic) to generate a response. Under that provider's commercial API terms, your inputs and the responses are not used to train its models and are retained by the provider only briefly (currently deleted from its systems within about 30 days) unless a longer period is required by law. We do not use your Nerd CHAT conversations to sell products or to build advertising profiles. Please do not enter borrower personal information, other people's personal information, or confidential data into Nerd CHAT.

5. Cookies, Tracking, and the Facebook Pixel

We and our providers use cookies and similar technologies to keep you logged in, remember preferences, measure usage, and support marketing.

Analytics and session replay. We use Google Analytics 4 to understand how visitors use the site and Microsoft Clarity for heatmaps and session replay (recordings of on-page interactions, with text you type in form fields masked by default). These tools help us improve the Services and are not used to build advertising profiles.

Consent management. We use a consent-management tool to present a cookie/consent banner, let you accept or decline non-essential cookies (such as analytics, session replay, and advertising), record your choices, and detect and honor the Global Privacy Control (GPC) signal. Essential cookies needed to run the Services (such as keeping you logged in) are always active.

Advertising / retargeting. We use the Meta (Facebook) advertising pixel to measure our ads and show relevant ads to people who have visited our site. This technology may transfer identifiers and site-activity data to Meta.

Because using an advertising pixel for cross-context behavioral advertising is treated as "selling" or "sharing" personal information under some state privacy laws, we let you opt out. You can use our "Do Not Sell or Share My Personal Information" control (see Section 7), and we honor the Global Privacy Control (GPC) browser signal automatically — if your browser sends a GPC signal, we treat it as a request to opt out of sharing for advertising.

You can control cookies through your browser settings; blocking some cookies may affect how the Services work.

6. Data Retention

We keep personal information for as long as your account is active and as needed to provide the Services, and afterward as required to comply with legal obligations, resolve disputes, and enforce our agreements. When information is no longer needed, we delete or de-identify it. Free-email-list data is retained until you unsubscribe or ask us to remove it.

7. Your Privacy Rights

Depending on where you live, you may have rights over your personal information, including the right to: access the information we hold about you; correct inaccurate information; delete your information; opt out of the "sale" or "sharing" of your information and of targeted advertising; and not be discriminated against for exercising these rights.

How to exercise your rights. Email us at privacy@mortgagenerdacademy.com or use the contact details in Section 11. We will verify your request as required by law and respond within the timeframe the applicable law requires. You do not need an account to make a request, and we will not require unnecessary verification steps.

"Do Not Sell or Share My Personal Information." You can opt out of our use of advertising cookies and pixels (including the Meta pixel) for cross-context behavioral advertising in two ways: (1) use the "Do Not Sell or Share My Personal Information" link available in our website footer to turn off advertising tracking for your browser; or (2) enable the Global Privacy Control (GPC) in your browser, which we detect and honor automatically. Opting out does not affect the cookies we need to run the Services (for example, to keep you logged in).

California residents have the rights above under the CCPA/CPRA. Residents of other states with comprehensive privacy laws (e.g., Virginia, Colorado, Connecticut, Texas, Oregon, and others) have comparable rights; we honor them as those laws require.

8. Data Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit, access controls, and reputable infrastructure providers. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

9. Children's Privacy

The Services are for professionals and are not directed to anyone under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us at privacy@mortgagenerdacademy.com and we will delete it.

10. Changes to This Policy

We may update this Policy from time to time. We will change the "Last Updated" date and, for material changes, provide additional notice as required. Your continued use of the Services after changes take effect means you accept the updated Policy.
